Building Features:

THE FOLLOWING CONDITIONS ARE AN INTEGRAL PART OF ANY PROMISE TO LEASE:
* All Promises to Lease are conditional on a satisfactory credit check. The LESSEE will pay for the credit check from Oligny & Thibodeau or similar service;
* The LESSEE shall provide proof of employment, proof of funds, proof of employment and ID;
* The LESSEE shall subscribe to civil liability insurance for $2 million for the duration of the lease. Proof must be provided upon delivery of the dwelling;
* The LESSEE shall provide proof of transferring Hydro to its name prior to occupancy;
* No short-term rental services, such as AirBnB, allowed. Failure to do so will result in immediate lease termination, and any
fines incurred by the LESSOR, as a result, shall be covered by the LESSEE;
* The LESSEE agrees to sign, follow, and honor the building rules;
* No pets are allowed unless approved by the landlord;
* Smoking tobacco or cannabis is not allowed, nor the cultivation of cannabis;
* The LESSEE will pay the building moving-in fees and deposits ($300);
* At the end of the lease, the apartment and appliances need to be returned to the same clean condition, minus normal wear
and tear;
* At the end of the lease, The LESSEE will pay the building moving-Out fees and deposits ($300);
