THE FOLLOWING CONDITIONS ARE AN INTEGRAL PART OF ANY PROMISE TO LEASE:
*All Promises to Lease are conditional on a satisfactory credit check from Oligny & Thibodeau at the expense of the LESSEE;
* The LESSEE shall provide proof of employment, proof of funds, proof of employment and ID;
* The LESSEE shall subscribe to civil liability insurance for $2 million for the duration of the lease. Proof must be provided upon delivery of the dwelling;
* The LESSEE shall provide proof of transferring Hydro to its name prior to occupancy;
* It is not allowed Air-Bnb subletting or similar services;
* The LESSEE will pay the building moving-in and moving-out fees and deposits;
* The LESSEE agrees to sign, follow, and honor the building rules;
* No pets are allowed;
* Smoking tobacco or cannabis is not allowed as well as the cultivation of cannabis;
* LESSEE shall do a walkthrough with the owner or his representative, prior to occupancy, and will confirm that the apartment and appliances are clean and in working condition. Upon lease termination, the apartment, and appliances need to be returned in the same clean condition, minus normal wear and tear;
* The LESSEE acknowledges that the building will do a final approval or refusal after acceptance of the Promise to Lease as part of the lease process.
